New condos in Jomtien. Jomtien Beach Condominium in Pattaya: photos, description, services, our reviews

So, you have decided to travel to Thailand. The question arises - what about rental housing in Pattaya and Thailand? Okay, I’ll buy tickets, fly there - and then what?
I will give you a step-by-step manual so that you understand what to do and how to look. I would like to start with the fact that in my Ukraine I do not have my own housing and since 2001 I have been living in rented apartments. Therefore, I have experience in renting - 10 thousand apartments have been replaced over the past 12 years.

What should you pay attention to in Thailand?

Well, first of all, there is a lot of housing in Pattaya, it is there in any case, don’t worry, you won’t be left without it. However, Thailand has a distinct low season (summer) and high season (winter). As a rule, during the high season, prices rise by 30%, housing is booked in advance, so if you want a good condo, book a couple of months before the start of the high season.
In addition, it is important to know that in Thailand apartments are called condos, but there is a difference between them. As a rule, they do not have a kitchen, they are more like our studios. If you want a full-fledged kitchen, you will have to look, and the prices are actually higher.
The first thing you should do upon arrival is to rent a regular guesthouse or a room in a condominium.

How much does a guesthouse room cost?

As a rule, the price starts from 200 baht and goes up to 800 baht. What is the difference? As you yourself understand, it’s all about the conditions. As a rule, a room for 200 baht ($7) is a small room with a fan. There is often no hot water.
An example of a similar room for 200 baht, located on 2nd street:

More expensive rooms usually have air conditioning and hot water. What to choose is up to you, look at your finances. As a rule, sometimes they require a small deposit upon check-in, and the deposit is given at the end of check-out.
Example of a room for 700 baht:

If you want to book a hotel room in Pattaya in advance, use the proven service from RoomGuru:

What I would like to draw your attention to is that you should refuse the minibar in advance; I came across a situation where they demanded money for using it (even if you didn’t drink anything from it).
As a rule, there is no point in renting for more than 3 days - you will find housing without any problems.

Long term rental of a condo or apartment in Pattaya

Here's a long-term lease.
So, we have temporary housing, what next? Well, first you need to decide where you want to live. All of Pattaya can be divided into sectors:

  • Northern (towards Naklua)
  • South
  • Central
  • Pratamnak
  • Jomtien

As you understand, the price very much depends on where you live.
Northern - usually more or less cheap prices, especially for Sukhumvit. Cons: distance from nightlife.

Central is an ideal place for parties, bars and so on.

Pratamnak is an “elite” place where many Russians live. Housing is expensive, I still don’t understand the bonuses, there is a big minus - the tuk-tuk traffic is not very convenient.

Jomtien is an option for a family holiday, for those who want to live a long time. Cons - distance from Volkin (40 minutes-1 hour drive). A plus is Jomtien Beach - it’s quite clean and you can swim.

If you don’t know English well, I recommend that you use the HomeaWay booking website. The site offers both daily rental of condos and apartments, as well as long-term stay options (as a rule, Long-therm is indicated in the description). Follow the link below and see the options:

Another option is to try looking at Booking:

So - we’ve decided on the area - let’s go hunting.
We choose an area that interests us and walk along the streets, going into jays (alleys).
Pay attention - there are “Room For Rent” signs everywhere, often there are already photographs, descriptions, and telephone numbers.
We go to the reception and ask if there are any rooms available. Always say that you want it for a long time, this greatly influences the price. I advise you to talk for at least 1-2 months. If they tell you that there is, then I advise you to ask an additional series of questions:

1) How much does a room (room, apartment) cost?
2) What is the deposit and the conditions for its return.
3) Conditions: is there a safe, internet, air conditioning, hot water.
4) The cost of 1 cubic meter of water and 1 kilowatt of light.
5) Is there cleaning? If there is - free or paid.
6) Availability of a minimum set of things (in cheap rooms and condos there are often no plates, forks, linen, etc.).
7) Find out what’s wrong with the girls’ wires (sometimes they demand money).
8) What about the swimming pool and gym (very often such things are free and already included in the price).

If in principle you are interested in the conditions, go and look at the number.

When inspecting the room, you especially need to pay attention to:

1) Equipment performance - TV, air conditioning. Also check the functionality of the shower and flush.
Why am I focusing on this - if you did not pay attention, and then it turned out that the TV does not work, you will pay for repairs. And I don't care that you didn't break it.

2) Ask to show how to lock things in the safe(with such a request, it turned out that in 2 out of 5 condos there was a safe, but it did not work - it did not close).
3) Find out what's wrong with the keys(in one condo it was necessary to hand it over to the reception; you were not allowed to take it with you).

Well, now about one more thing that really surprised me. In Ukraine, renting through real estate agencies is not profitable. The markup is 50-100% in the first month, and very often you can fall for scammers and scams.
In Thailand, everything is much different - often in condominiums foreigners buy the condo, and while they are not living in the apartment, they rent it out. Real estate agencies work for 10% of rental earnings and rent out the apartment to a farang. That is why you can often find a condo at an agency cheaper than renting a room directly from the condominium at the reception desk.

I rented a house through a real estate agency and had only positive emotions. Cons - as you understand, no one speaks Russian, only English and German.

The most common situations that may arise:
1) cleaning is paid (from 300 baht to 1000 baht). The cost of housing is low, but as a result you still have to clean it up, which costs an additional 1-2K baht.

2) The cost of housing is low, but the cost of light and water is high. Yes, this is the most common farang scam. At the end they give you a price list of 5-10 thousand baht extra for the light.

3) Attention, when filling out the contract, check the meter readings for the room yourself. They are usually located in the corridor, but sometimes in the room.
The scam when renting a condo is that they give you inflated meter readings in advance.

You need to understand that everything described in the post is not negative, but possible situations. I'm half a year away I only once encountered a situation of deception when renting an apartment. I talked about this in more detail.

How much does it cost to rent a property in Pattaya?

As a rule, the cost is around 10,000 baht ($330), excluding the cost of utilities.
At the same time, normal housing can be found from 8,000 baht per month, with an amount of 12-15 thousand you can rent very good large condos.

As a rule, if you want to rent housing only for a week or daily, the price can increase 2-3 times in terms of days of stay.

How much do utilities cost?

It all depends on the cost of light and water, as well as your savings.
The normal price for water is up to 30 baht per cubic meter, electricity is within 4-7 baht.
As a rule, it burns for 1 person per month - from 600 baht to 5 thousand. Remember - in some places there are outdated, inefficient air conditioners that consume electricity like a pump.

What is the minimum cost of housing in Pattaya?

With air conditioning, the lowest I've seen is 3,000 baht ($100). There are cheaper options, but without hot water and only a fan.

This is the so-called “thai style”. In such places, as a rule, only Thais live; most girls in Pattaya rent just such rooms.

Besides this, most of the cheap options are only for Sukhumvit. For those who don’t understand, if you need to rush to the center of Pattaya, you can’t do without a bike. And this is an additional about 2000 per month.

There is also a dependence of the cost of housing on the high or low season. During the high season, it is more difficult to look for cheap prices - everything is booked up, many people start renting out housing on a daily basis. As a rule, daily rent in guesthouses also increases.

Renting apartments in Pattaya (Thailand) is of interest to everyone who is going to Pattaya on vacation on their own.
Considering the current state of affairs with the ruble to baht exchange rate, everyone wants to rent housing in Pattaya cheaply.
In principle, before, before the fall of the ruble to the baht, no one was against saving, but now those who could rent housing in Pattaya
for 30,000 baht, they want to rent for 15,000 baht, and those who rented for 15,000 baht want to meet the amount up to 10,000 baht.
Especially for you, I went around my beloved and native area of Cozy Beach on Pratumnak and collected the most profitable options for renting apartments in Pattaya
in the area, from 5,000 baht per month.

Cheap apartments for rent in Pattaya – Pratumnak (Cozy Beach)

Cons of Pratumnak, Cozy Beach area

In the same house, they bought half of it, did a major renovation - also just a month ago and
now there is a real estate agency downstairs, on the 1st floor, and apartments for rent on the second and third.

I didn’t look at apartments there, but the price interested me - only 7,000 baht per month + free internet.

apartments here start from 7,000 baht per month with Wi-Fi and air conditioning (the price changed recently, it was 10,000)

Judging by the ad, they promise 24-hour security, a rooftop terrace, new air conditioners and Wi-Fi.
If you're looking for cheap accommodation in Pattaya, check out this option.
They rent daily for 500 baht per day.

Walking further towards the sea you will see a small fruit market on your right. Turn FROM
him, to the left. You will see this house:

This is the Casa Espana condominium.

Casa Espana condominium is the best option

Based on a combination of factors, this is probably the best budget condo in Cozy Beach on my list.

First of all, Casa Espana has a swimming pool and a rooftop pool(!!!) with a beautiful view.

cheap housing in Pattaya (rent photo) The pool is of course not God knows what, but the view!

Secondly, you can rent an apartment there for a price starting from 7,000 baht per month (I think in these days you can still bargain)
For this money, you have a chance to rent wonderful housing in Pattaya - with a good view of the sea, 100 meters away from the beach.

Another plus, according to reviews from guests, is that it’s quiet, there’s good security and it’s a home in general. Nearby is the fruit market I mentioned.
a bunch of cafes and all the other necessary infrastructure.
Now there is construction going on next to Casa Espana, but in my opinion it is not critical. The house is designed in such a way that most apartments are not
are suffering from construction.
Not bad apartments. Although the house is certainly shabby and not the first freshness.

We return to the fruit market and go up the alley from it.
We walk for about 5 minutes and see the Royal Beach Condotel on the right hand
It’s also a popular place, where, by the way, apartments are available for daily rent on Booking.com

Royal Beach Condotel – rent a cheap apartment in Pattaya

Several of our friends lived there and everyone was happy.
The house has 10 floors. There is no pool.
The apartments are cheap and quite spacious, with a kitchen, which is of course a plus.

A studio at the Royal Beach Condotel costs 7,000 – 8,000 baht per month, when rented for several months.
1-bedroom (two-room apartment in our opinion), you can rent in this condo for 12,000 - 15,000, I think you can successfully bargain, in view
outflow of tourists from Pattaya and out of season.

I will write a detailed article about the Royal Beach Condotel with photos.
On the ground floor there is a large parking lot, security, washing machines for 20 baht per wash.
As you can see in the photo, a huge mango tree grows right next to the house. Yes, bananas and papaya still grow everywhere.
I’ll never get used to the fact that fruit can be picked straight from the tree!

The sea is 200-300 meters from the Royal Beach Condotel. Opposite it is the Royal Cliff Hotel, down the lane towards the sea is the Montin Hotel,
where I wrote about him, and

In conclusion, I would like to say that these are certainly not all the options for cheap housing in the Pattaya - Cozy Beach area.
There are several more similar ones. And when renting apartments in Pattaya, keep in mind that for the same price,
you will find apartments so different in condition and renovation that I am shocked every time.
That is, do not rush to the first thing you see, walk, look, give yourself at least 2-3 days to search.

How to rent an apartment in Pattaya on your own in these condos?

In all of these condos you can rent an apartment directly on site, without involving agencies.
After viewing the apartment and discussing all the conditions - payment, cost of utilities, Internet, etc.
You review the contract, sign it together with the owner of the apartment or his authorized representative,
leave a deposit if you have one, that's all.

Yes, about the deposit. In cheap apartments up to 15,000 baht, the deposit is usually equal to the monthly cost of housing.
You can bargain.
I also feel sorry for the Thais, the Thai woman whose acquaintances rent an apartment in the Royal Beach Condotel has a former Russian background
the guest took everything out, including the fan. Now the owner of the apartment takes a deposit and is wary of Russians.
That's not a shame, is it?

Keep in mind that if your circumstances have changed, you have changed your mind and want to leave earlier - then neither the remaining
no one will return the cost, nor, of course, the deposit to you and, in general, is not obligated.
So don't pay several months in advance, don't leave a deposit for more than a month. (More expensive apartments,
They take it unconditionally for 2 months. pledge)

How to save money on a hotel or apartment on vacation?

I'm looking on the Rumguru website. It contains absolutely all discounts on hotels and apartments from 30 booking systems, including booking. I often find very profitable options, I can save from 30 to 80%

How to save on insurance?

Insurance abroad is required. Any appointment is very expensive and the only way to avoid paying out of pocket is to choose an insurance policy in advance. We have been applying for many years on the website, which gives the best prices for insurance and selection along with registration takes only a couple of minutes.

I hope this information is useful to you. If you have any questions about how to find or clarify something, don’t hesitate to ask in the comments.

We lived in Jomtien Beach Condo for exactly a month - we rented a studio apartment for 9,000 baht in building A3. If we had a long-term lease, it would be cheaper. For water and electricity it cost 1500 baht. We present to your attention a photo report about this condominium - quite popular among Russians - as well as a short summary of its main advantages and disadvantages.

Residential complex Jomtien Beach Condominium, where we spent the first month of our life in Thailand.

General information about Jomtien Beach Condo

Residential complex Jomtien Beach Condominium consists of five buildings. Two 15-story buildings (S1 and S2) are very close to the shore, a couple of hundred meters. Three more 18-storey buildings (A1, A2 and A3) are further from the sea, across the road (Second Jomtien Beach Road) from them, also in a closed area. All apartments are the same, have a microscopic balcony in the shape of a triangle (with the exception of some corner ones). However, many owners buy neighboring “units”, cut through the doors and turn them into two- or three-room apartments. Therefore, if you are wondering “why two bathrooms in a Thai two-room apartment?” - now you understand why)))

In addition to the housing itself, Jomtien Beach Condominium has very good infrastructure. About it - in the description of the pros and cons of this condominium, as well as in our photo gallery, which will allow you to feel like a guest of this popular residential complex)

So, the cons Jomtien Beach Condominium:

small area of the apartments themselves – about 30 sq.m. Although real estate sites everywhere claim 32 sq. m, but that's not true;

uncomfortable balconies — there is no place to put a breakfast table on it for two people;

age of condo : although renovations have been made inside all buildings and on the facades, such architecture and similarity to a hostel are no longer popular in Pattaya;

Internet . Wi-fi at Jomtien Beach Condominium costs 450 baht per month, and the connection is very weak. But this, unfortunately, is a feature not so much of a specific condominium, but of the Internet in Thailand in general.

pros Jomtien Beach Condo:

location relative to city infrastructure : near Jomtien beach (No. 4 in ours), minibuses, bank, night market.

location relative to the center . It takes about 20-25 minutes by minibus to Walking Street, so it’s a long way from the buzz, traffic jams and ladyboys (and yes, we count that as a plus!)

- herself condo infrastructure : covered parking, two gyms, two swimming pools, in which the area is fenced off for children and there is depth for adults. And also shops, cafes, free bicycles (albeit completely destroyed)))

price : decent apartments in Jomtien Beach Condominium cost from 900,000 baht, double units - from 1,600,000 baht. Long-term Rent in Jomtien Beach Condominium starts from 7,000 baht per month. In such proximity to the sea, such price options are not easy to find.

Here's where Jomtien Beach Condominium is located on the Pattaya map

How not to overpay travel agencies and rent housing in Pattaya inexpensively and without intermediaries. How to save on accommodation and where to find profitable options? Renting housing in Pattaya - 2 of the most economical options that you didn’t know about.

Pattaya is a city of adventure, active recreation and constant fun. With the development of tourism in Thailand, package tours with hotels paid in advance are rather an exception to the rule. This is true, because it is much cheaper to rent a house in Pattaya on your own and not be “tied” to a voucher and one place.

The two most common rental options in Pattaya among experienced travelers. Something that a travel agency won't offer you.

Rent a house in Pattaya without intermediaries and overpayments - two of the top options

Condominium - long-term/short-term rental housing in Pattaya

What is a condominium? In our usual understanding, it is an apartment located in a residential complex, on the territory of which there are public spaces: spacious, free swimming pools, gyms, places for outdoor recreation. In Thailand, this is a very popular type of apartment, in demand not only among Thais, but also among foreigners. Moreover, interest is shown both in renting and buying.

Condos are perhaps the most common type of rental housing in Pattaya. In appearance and infrastructure it copies a five-star hotel, in cost it wins on “all fronts”. Profitable, safe, convenient, inexpensive.

“Winterers” - compatriots who spend the winter months in Thailand - often stay in condominiums. There is a great chance to make friends and have a more fun holiday in the company.

As a rule, small premises (studios, one-room apartments) are rented out, fully prepared for receiving guests - kitchen utensils, bed linen, towels, necessary household items for a comfortable stay. The only negative is that such rental housing in Pattaya, directly from the owner, requires long-term accommodation. The owners are reluctant to accommodate tourists for short periods of time. The way out of this situation is to book a condo via the Internet. There are offers from apartment owners who are not against housing vacationers even for a few nights.

You will be interested in: - the best rental options without intermediaries and overpayments.

If you are planning to rent housing in a condominium in Pattaya for a long period (from 1 month), then it is better to come to the complex yourself and negotiate with a representative directly.

Condominiums are “scattered” throughout all areas of the city - for every taste, wishes and budget. What is important is that free options are easy to find without outside help, with minimal risks and decent savings on agent interest.

  • Rent a house in Pattaya for pennies? Easy – guesthouses

A more budget-friendly, and frankly speaking, modest accommodation option in the land of smiles. Guest is a small house divided into several rooms. As a rule, the owner of the area himself lives in the guesthouse. The apartments are more like a bunk with little furniture and amenities. What else does a thrifty tourist need?

Guesthouse owners do not bother with renovations and interior design. There are also problems with cleanliness in the rooms. Arm yourself with rags and cleaning products. When choosing a guest house, get ready to be completely immersed in the color of the country, learning about the flora and fauna. In order not to choose a frankly bad option, we recommend that you look at our proven selection.

If you are looking for really cheap accommodation in Pattaya, such a “tested” option is an excellent alternative to expensive hotels and tourist complexes. A real find for those who plan to spend only nights there. It should be recalled that renting a guest house is a “bypass” of the monetary reward (commission) of travel and real estate companies. You pay directly only for the room.

As you can see, you can rent housing in Pattaya without the help of third-party organizations. Both options are loved by experienced tourists. Why overpay?

Today we will tell you about one of the most popular condominiums on Jomtien, which has long been chosen by Russian winterers - Jomtien Beach Condominium.

Jomtien Beach Condominium is a complex of five fifteen-story buildings, two of which are located between the first and second streets in Jomtien, and the remaining three are located a little further from the sea, across the road. On the territory of the condominium there are several cafes, laundries, shops, two swimming pools, two fitness rooms. Walking to the sea takes about 5-10 minutes, no more.

This condominium has a very large selection of apartments for rent. Prices here start from 6,000 baht per month. A decent apartment with a very good renovation and a full set of equipment can be rented for 8,000-9,000 baht per month. In buildings that are located closer to the sea, prices are a little more expensive, but you can still find very decent options for quite little money.

About living conditions:

  • Deposit - the amount of a month's stay;
  • The cost of electricity is 6 baht per kilowatt;
  • The cost of water is 35 baht per cubic meter;
  • Pets are not allowed.

We looked at two apartments in this condo:

  1. Studio for 11,000 baht per month

  1. Studio for 8500 baht per month

The second option, in our opinion, is simply gorgeous. And it costs only 8,500 baht per month. In general, at Jomtien Beach Condominium you can find very good budget options for long-term rental.
