Living in a house on Samui on your own, you will need to pay for electricity, water and other additional services separately. But, if you go to the island for 3 weeks or even a month, renting a house will be much more profitable than staying in an expensive hotel.

Rent upon arrival

First you need to understand in which area of ​​Samui you want to live, and then find housing for the first time. Real estate prices here vary greatly, depending on the availability of amenities in the house (air conditioning, Wi-Fi, etc.)

We recommend renting a bungalow on Choeng Mon, where there is entertainment for both young people and families with children. This place has a wonderful sea and a beautiful sandy beach with soft sand. And lovers of active club life, entertainment for every taste and shopping can be advised to stay in the Chaweng area.

There is also a more inexpensive accommodation option: the areas of Maenam or Bo Phut, where you can save a lot on rent and rent a house for 500 rubles per day on the seashore. If you are traveling with children or do not speak the language at the proper level, it is best to rent a house on Samui without intermediaries in advance on our website or on.

Vehicle

Since supermarkets, as well as large shopping centers, cafes and restaurants on the island are not always within walking distance, it will be more comfortable to rent a bike upon arrival, since there are many rent a car offices here, and finding an inexpensive moped will not be difficult. You can rent a vehicle for a month or more at once, it will be much cheaper than renting it daily or for a week. Prices for mopeds start at $70 per month.

If you come with a family or a large group, it will be much more convenient to move around the island by car, although it will cost an order of magnitude more than a bike (from $400 per month rental, depending on the brand). You can rent a car or moped online in advance.

Without intermediaries

Now that you have rented a house for the first time and rented a bike, you can start looking for more suitable accommodation on Ko Samui.

Now you can ride a bike or car along all the streets branching off from the main ring road of the island (Ring Road) and ask local residents about renting out a bungalow or apartment. As a rule, houses in the interior of the island are a little cheaper, since they are further away from the sea. The final amount will depend on your preferences and financial capabilities.

You can rent a house on Samui monthly for $250-300, or you can find a luxury villa with a pool for $1,000 a month.

After you have driven around the island looking for housing with a “House For Rent” sign, found your dream home on Koh Samui and agreed on the price, you need to enter into a rental agreement with the owner. But before signing the contract, be sure to discuss the following questions with the owner:

  • Prices for electricity and water (the cost of 1 kilowatt can vary from 5 to 10 baht; water is usually charged a flat fee of 300-400 baht or more). Also check the availability of a gas cylinder if you plan to cook at home.
  • Availability of Wi-Fi and its cost (most likely, the Internet will be included in the rental price, but its speed leaves much to be desired).
  • Deposit amount (hosts can take from 50 to 100% of the rental amount).
  • The need for final cleaning after departure and its price.

When viewing a home, pay attention to the following points:

  • The serviceability of all electrical appliances, including air conditioning, water heater, as well as a refrigerator, kettle and more.
  • Presence of mosquito nets on all windows.
  • The presence of a river or lake nearby (it’s better not to have them, otherwise there will be a lot of mosquitoes and other insects).
  • The ventilation system is working properly and there are no unpleasant odors.
  • Sufficient number of outlets or extension cords in the house.
  • The condition of the road or path leading to the house.
  • Drain in the bathtub or shower (it is important that the water does not stagnate).
  • Pay attention to your neighbors - this is also an important factor on which your peace of mind on vacation will depend.

Housing on Samui is modest, most often old and squalid. Almost everyone who lives here or comes for the winter moves into houses. A very small percentage of condominiums, of which there are only 5-6 on Samui, are far from the sea and are expensive even when rented for several months. Therefore, when flying to Samui, do not have any illusions about accommodation - if you do not want to live in a house, you will have to check into a hotel.

We knew in advance what awaited us here in terms of housing. We just didn’t think that it would be so unsuitable for a long stop here (for us).

Typical inexpensive housing on Samui for 8-15 thousand baht per month... It’s just tough, to be honest!

Now I mean at home. The advantage of Samui is that you can rent an inexpensive house here for 8-12 thousand baht per month within walking distance from the coast. But can you live in such a house?

Our basic requirements for housing

  • Price 10-15 thousand baht
  • Utility payments according to the state. prices (ideally), or at least no more than 7-10 baht per unit of electricity
  • Deposit of no more than 1 month's rent
  • Internet availability
  • Clean and bright room
  • Modern furniture and decoration (not a collective farm, as in the first photo)
  • Balcony
  • Swimming pool (preferably, but not necessary, as the sea is good)
  • Protected area
  • Location within walking distance to the beach and shops

Where to look for accommodation on Koh Samui

Before I talk about my experience of searching for housing that meets our modest needs, I will give several options for houses, apartments and apartments on Samui in which we could stay for a vacation or winter (if we can agree to rent monthly at a discount). If you don’t know which part of the island to live in, then here’s a little information about the main areas.

Districts of Koh Samui

Before you start your search, you should decide on the area, that is, which Samui beach you would like to live on. Briefly about the main areas of Samui where travelers most often rest and live:

  • Maenam— all winterers, especially those with children, choose the Meinam area. There are many options for housing near the sea, including very budget ones. You can live inexpensively in a bungalow right on the beach. However, for everyone, the water is cloudy.
  • Bophut- a more expensive village, especially in the Fisherman`s Village area. in principle, swimmable, but also far from the best.
  • Chaweng- the most developed area, there are all the large stores, Big C, Tesco, Makro and Central Festival. Nightlife and parties are also all on Chaweng. Only in this area there are condominiums, although they are far from the sea. great!
  • Lamai— excellent beach and the area is well developed. There are bars and restaurants on the main street, a large Tesco on the left, and Macro on the right. Read more about.
  • Nathon- city and pier, capital of Samui. The beach is not suitable for swimming. There is no point in renting a house here.
  • Other areas: Hua Thanon, Laem Set, Bang Kao (Laem Sor), Pang Ka, Taling Ngam, Lipa Noi, Bang Po, etc. - unpopular, not touristic and not the most convenient, both for relaxation and for living. The beaches, except perhaps Lipa Noi, are most often not suitable for swimming, housing is tight there and there is no point in looking for anything in them either.

Despite the impressive size of the island and a large number of beaches, roughly speaking, only 4 beaches on Samui are suitable for recreation and living on the northern and eastern sides - Maenam, Bophut, Chaweng and Lamai.

Also, small beaches between the main areas or nearby, for example, Choeng Mong, Thong Son, etc., are suitable for relaxation rather than for wintering. There you can stay in hotels or bungalows on the beach. During the low season, you can try to agree to rent a room on a monthly basis.

Maenam is a quiet, peaceful area. There are no large stores. The beach is long, but shallow in places and with muddy water. Many housing options are available for rent on the first or second line. The most popular area for winterers with children. The cheapest houses in Maenam are located outside the ring.

Bophut is the next area and beach after Meinam. The beach is well maintained and clean, but the water is cloudy. In the central part of the beach there is Fisherman`s village - the most developed tourist area; prices are also the most expensive on the island. Our experience of finding accommodation on Koh Samui

Now I will tell you how we ourselves looked for housing on Samui and what options we found. At the end of the article I will share our impressions and reviews about accommodation on Koh Samui. We chose Lamai beach for ourselves. We searched independently on the spot, without intermediaries, without resorting to the help of realtors and real estate agencies. We just walked around the area and looked into all the houses, hotels and apartments that caught our eye.

Besides probably 100 house options on various travel websites and blogs, we knew there was a 95% chance we wouldn’t live in the houses. It’s better to stay for a month in some hotel, guest house, or, if we’re lucky, in modest apartments, if any are found here. But we had to see at least one house anyway.

1. House on Lamai 5 minutes from the sea

The house is located on Lamai beach. Just 5 minutes to the sea on foot. A complex of houses with its own green territory, but, however, not guarded and without a swimming pool.

The large veranda we sometimes dreamed of while standing on the balcony of our condo in Phuket.



The room is very dark and feels damp. Smells like an old apartment. Furniture and cabinets from the times of our great-grandmothers are also, by the way, not uncommon on Samui.

Often, most of the houses on Samui in the price range of 6-15 thousand baht are exactly the kind of dark old closets that you want to get out of as quickly as possible...

There is no kitchen as such, and that little room or corner that is reserved for the kitchen causes depression. Dirty, dull, antediluvian, primitive. Often the kitchen is on the balcony or even outside. And so it is in most houses on Koh Samui. This house has a vestibule with a single-burner gas stove with a cylinder and a small refrigerator.

The toilet is the brightest and freshest place in this house. Probably recently renovated. Shower on the floor. Thank you for not going on the toilet. Shower cabin, bathtub, curtain? No, you haven't heard!

The price of such a house is 12 thousand baht per month. Electricity and water are paid separately. Internet seems to be included in the price. I don’t know about you, but we wouldn’t even stay in something like this for free for a month.

2. Room in Lamai for 10 thousand baht per month

The next hut is located 50 meters from these houses.



Rooms, or rather dark shacks with an unpleasant smell inside. Well, remember how it smells in damp and unventilated houses? There is even a balcony, but it is with barbed wire. We were very surprised that several rooms were occupied. What kind of slums did you have to live in before to move into such rooms during your vacation? Room price: 10 thousand baht per month.

Hotels and guesthouses in Lamai that we found

This is where the viewing of houses ended. We realized that with a budget of 10-12 thousand baht per month it was impossible to find a house that would meet our minimum requirements - new, clean, bright, with modern furniture, with a protected area, with a swimming pool, within walking distance from the beach. If you have similar requirements, then be prepared to rent a hotel room on a monthly basis.

So, in the future we only looked at hotels and guest houses. Here are some interesting options:

1. Baannoksuan Resort

New hotel. The rooms are clean, bright, spacious, with clean linens and panoramic windows.



The balcony, however, is only a meter by meter, but it doesn’t matter. There is a small refrigerator, but no kitchen. But the location is excellent, you can walk there in literally 5-7 minutes.

Price: 600 baht per day or 15 thousand baht per month including the Internet, but excluding water and electricity (7 baht/unit).

2. Samui Guest House

The most profitable and inexpensive hotel that we considered for accommodation on Samui turned out to be this place - Samui Guest House.

The man at the reception speaks good English. He briskly showed us a large room on the second floor with everything necessary for life. There is a refrigerator, TV, table and air conditioning. The furniture, however, is a bit old.



Even a spacious balcony, but, as is customary among Thais, it is not at all equipped for evening gatherings. Although, we saw chairs on some balconies, maybe they will put them on if requested.

Everything is not new, but relatively clean at first glance. The beach is just a stone's throw away. Five minutes walk. We seriously considered this option for a month's stay. Price: 8 thousand baht per month + bills (7 baht/unit)

3. Khunpa Apartment

But we almost moved into these apartments ourselves. The most modern apartments in Lamai what we managed to find! The building is located near the beach, about 10 minutes walk to the sea. Nearby is a large Tesco supermarket and a busy area.

Everything is new and modern, from the bed with a sofa and bedside table to the overall stylish design of the room.





The only negative is that there is no kitchen. More precisely, there is some kind of preparation for the kitchen - on the small balcony there is a shelf and a kitchen sink. There isn't even a microwave oven. And one more minus is that you need to go to the toilet through the balcony. That is, in the evening during a riot of insects it is not very comfortable.

Prices

15 thousand baht per month + utilities. Internet is free. Note that there is not even a swimming pool or a kitchen, but the price is the same as a full-fledged apartment in an air-conditioned apartment. But this is Samui, the price tag for decent, non-Soviet housing here will not pleasantly surprise everyone. If you rent for 3 months they will give you a discount; I was offered this room for 13 thousand baht per month.

4. Private Lodge Beachside (Aden Apartment)

Later, we discovered another interesting option right under our noses, a stone’s throw from our hotel, with a swimming pool and neat rooms with a balcony.

A young Thai woman who speaks a little Russian and even visits Russia from time to time showed us the room. More precisely, it was not she who showed us the room, but her dog Moisha, a good-natured dog whom we had already met on Lamai beach. This is where she lives, it turns out. The girl gave us the keys and we ourselves went up to the second floor to inspect the “apartments”. The dog came with us for company.



The room is quite small, but everything is so homely and lived-in. There are some nice little things everywhere, bedside tables, flowers. There is a mirror in the room and in addition to the air conditioner there is a fan.

The bathroom is also in good condition. And on the balcony there are stools and a table.

Prices

15 thousand baht per month + utilities. Internet is included in the price. No matter how many times we tried to talk her down and charm the girl with our charm, the bargaining turned out to be inappropriate, and we were never brought down on the price. It’s also not cheap, of course, but Lamai beach is literally 3 minutes away. You went out and almost immediately to the sea.

5. Lamai Central Hotel

In conclusion, not the best option for us, but it might be useful for someone. Despite the fact that this is a hotel and not a guesthouse or apartment, you can easily rent a room here on a monthly basis.

It seems that the room looks modern at first glance, but in fact the housing is not very fresh. Also the rooms are quite small and cramped. 15 meters, no more. It would be fine for one person, but we would not have enough space in such a room.



And the bathroom completely proves this. Look at the holes in the wall. Insects don’t even need to figure out which hole to crawl into; they can get into anything.

The hotel's advantages include its location in the center of Lamai village, close to 7-Eleven and Tesco. The beach is a 15 minute walk. Adequate price: 11 thousand baht per month, including utilities and internet.

Accommodation on Koh Samui. Brief and to the point

That's all! There are very few normal options and they are almost all the same. We did not include here the housing that was unaffordable and the air conditioning, which we did not go to as soon as we saw the road to one of them through barracks and a vacant lot with dogs.

They didn’t go into the houses either, except for the first one. I don’t understand why you torture yourself like that and live in dampness, in the dark, without security, with old furniture and a lot of insects and mosquitoes every day?

The house in which we could really live on Samui costs not even 20 thousand baht per month, but at least 35 thousand baht. And this is by no means a villa with four bedrooms, a jacuzzi and a personal chef. No! This is just a modern, large, beautiful and stylish two-bedroom house on the territory with security and a shared swimming pool, which in Phuket and Hua Hin can be rented for 20-22 thousand baht per month.

If you are squeamish, cannot live in conditions akin to country houses and, in addition, with living creatures, from which no sprays will help, then on Samui it will be very difficult to find housing of a normal standard and at an affordable price. The key word is normal! Not good or very decent, but just normal housing in which a European would be comfortable and not afraid to live on the island.
Laem-Set

We looked at a lot of houses and apartments on Lamai in just 1.5 days and today I will present to your attention a database of houses on Samui with prices, a short description and photographs. Also at the end of the article you will find the location of almost all the described houses on the map.

Before we begin describing the houses, I want to note a few important points:

1. Low season

This time we were looking for a house on Koh Samui low season in June. Moreover, they say that now is the lowest of all low seasons on Koh Samui! The crisis is taking its toll, both in Russia and in Europe, even many Europeans are leaving their cozy homes on Samui, where they lived for years, and are moving to simpler and cheaper houses.

There are a lot of vacant houses now! Only in two places we were told “Full”. But last time in December and January there was a problem with houses. Read about how we looked for a house for the New Year on Koh Samui here:

Despite the low season and the huge number of empty houses on Samui, most home owners still do not want to understand that there are already few people willing to rent a house, and in six months or a year there will be even fewer of them and that it is time to reduce prices and make discounts. Homes are being built all over Lamai and are about to be ready to move into. And there are not many people who regret moving in...

2. Home search area

For accommodation we considered area only. As a last resort - or. Despite the fact that, according to rumors, you can now find a house in Maenam for 7-8 thousand baht a month, I categorically refused to live on it :)

Our conclusion: Amenity Apartel is a convenient place to stay if you come to Samui for a week or two.

Romyen House

The complex of 7 houses is located in a closed area in a quiet side street, a post office on the corner of the ring road (where Wat Lamai is). About 1 km to the sea, 400 m to Tesco.

The owner first named the cost of the house as 15,000 baht per month, then 12,000 baht per month. If you rent for a long time, then I’m ready to bargain.

Our conclusion: It’s clean, the house has almost everything you need - a good option for long-term living on Samui.

The cost is 8,000 baht per month (similar rooms in guest houses can be rented for 6-7 thousand baht - about renting housing in Chiang Mai). Water and WiFi are included in the price, electricity is paid separately.

Our conclusion: The apartment is ideal for one person. Or for two, if you don’t plan to sit in the room.

Our conclusion: good location, rather shabby furnishings, but livable. I didn’t like the fact that the hostess showed me one-room houses without warning that they were far from the sea (beyond the ring road) and asked 12,000 baht for them!

Big House

A large house on the next street. The house is detached, not in a complex of houses. There are several more similar houses along the road. Most likely, these houses are rented out only for a long term; families with children, cars, etc. live here. We didn’t find out the price; I think it’s not in our price range :)

The layout of the house is funny: at the entrance there is a large veranda under the roof, open on all sides, which, as I understand it, serves as a kitchen-living room. On the ground floor there is a bedroom and a bathroom. On the second floor there is an open veranda with a gazebo and something like a mini kitchen (also outdoors). It’s suitable for those who are not afraid of mosquitoes, but it seemed to us that apart from the bedroom (where there is nothing else except the bed and closet) there is nowhere to hide :)

There are similar houses with their own mini pool (a thousand baht more expensive).

Houses are rented not only for long periods, but also daily.

This article is for those who want to find housing without “any realtors” and other friendly assistants. In the article I will describe an algorithm of actions that will greatly increase the likelihood of finding housing.

Your plan is as follows:

1) When outside of Thailand, collect information on the areas where you plan to live. For example, do you want to live in Maenam with a good beach and good infrastructure or live in Bophut with excellent infrastructure and an average beach?

2) Buy air tickets with a morning arrival, because... in this case, you don’t have to waste time; you can immediately look for housing.

3) Plan a budget for renting a house. You should have a rough idea of ​​which houses cost how much. For example, if on the first day you find a 2-bedroom house near the sea for 20,000 baht, is that a good price or not? And if the same house costs not 20,000, but 30,000 baht, then should it be taken into account or not?

4) Consider a transfer. Here everyone decides for themselves how to get from the airport to their destination. You can take a taxi, or you can arrange a transfer online. It is important not to waste time, because if you have not found housing on your own in 3 days, then your independent search turned out to be not economically profitable and it would be easier for you to use realtors.

5) If you have a late arrival, or you doubt that you can find the right house in a day, look for a hotel through booking.com or agoda.com and book it for a day or two. There is no need to book longer, if anything you can always extend your rental.

6) After booking a hotel, collect information about where you can rent a bike. Now there are quite a lot of groups on social networks that offer bikes for rent. The best thing is to get the bike to the hotel of your choice (some companies deliver the bike to a previously agreed upon location). We can help in this matter. 7) Before departure, install the following programs on your phone. Speed-test, I use 4gmark, google translate and upload 3 languages ​​there (Russian, Thai, English) so as not to depend on the Internet when talking with locals

8) Upon arrival at the airport, your main task is to make yourself a SIM card and put at least 200 baht in it. There must be money on the phone because... You will be on the phone a lot with the owners. If you install a SIM card in the tablet, that’s also good, because... It will be easier for you to navigate the area and mark the accommodation that suits you.

9) You have figured out your mobile connection, installed a SIM card in your tablet, before getting into a taxi, take a map of the island. This card will be a plan B if your electronic devices run out of charge.

10) You arrived at the hotel, checked in, took a shower, rested a little, now it’s time to get to work. Your task at the first stage is to choose the sector that you will closely study. For this it is better to use googlemaps. Pay attention to groups of houses far from the sea, where the likelihood of finding free good housing at a reasonable price is much higher than near the sea.

11) Before you go searching, you need to do 3 things: buy water, buy dog ​​food (not a huge bag, but a small bag of stick food) and put on a helmet. You will need water to quench your thirst, dog food to make friends with local dogs, of which there are a huge number on Samui, a helmet is needed so that you do not get fined again (a fine of 400 baht), to protect against sunstroke, to protect from rain ( therefore, choose not a helmet, but a helmet with a visor (so that in case of rain you can continue your search), for safety.

12) So, you left, keep in mind that in Thailand it gets dark early, so you have until 18.00 local time, from that moment it begins to get dark sharply, the air becomes cooler, the dogs are more active, and the terrain changes (a strange effect, but during the day and in the evening the same place can look different). Your task is not to get lost on the first day. During the day there are more people and the area is better visible.

13) When entering the selected sector, drive slowly, carefully studying the house for rent signs, as soon as you find one, stop and call the number indicated next to the sign and ask the question: “Is there a house for rent available, if so, then how many bedrooms and how much does it cost?

14) It happens that there is a sign, the owner comes out to meet you, but does not understand you. It's okay, there is a phrase that will make him understand why you are here - Ban Chaao - renting a house in Thai. After this phrase, they will either refuse you or show you the house.

15) Appraising a house requires certain knowledge, I wrote for this. If you are too lazy to read it, I advise you to pay attention to the interactive picture below.

16) After the house has been inspected and you like it, you must leave this place with the following information: the coordinates of the house, the owner’s phone number, the cost of the house for the desired period, the cost of the reservation deposit and the cost of the security deposit.

17) Repeat steps 12-15 until you find the desired option.

How else can you look for a home? If you have arrived for a long time, and you already have housing for a month, but you need to find something more suitable, I advise you to get to know people more. Some of them will soon leave the island or simply change their location, and you are right there. There are resorts where the owner does not speak English, and people and ours stay there, but to get into it, you need connections.

Alternatively, you can look through the blogs of people who live on Koh Samui. Ask them if there are any available houses in their resort.

So, what do you need to find housing?

1. Knowledge of English (entry level is enough)

2. Tablet or smartphone with internet

4. Money (keep at least 5000 with you in order to immediately book a house that suits you)

5. Dog food

8. Ability to drive a bike

Important information:

Dogs: If you arrive at the resort and a dog runs and barks at you, slow down and start talking to it, as if you were talking to your favorite dog that you haven’t seen for a long time, let it sniff you, when the getting to know you process is completed, you can treat the dog with food purchased in advance . If you stopped at the resort, the dogs were not visible, but when you started looking at the house, they appeared. It is important to get to know them, tell them something, feed them, because... Sometimes they become aggressive when you leave the resort. I pay a lot of attention to this point because I myself have been bitten by dogs twice while looking at different houses, so I now successfully stick to this strategy.

Agreement: Different places in Thailand have different conditions, I work on Samui, here there are often no contracts for renting a house, all you will have is a receipt for payment for the house with dates and the signature of the owner.

House reservation: A house is booked when the person who booked it has received at least some paper confirming the reservation. If someone tells you that the house is booked and it is not the owner of the resort or the resort staff, then you definitely need to check this information.

Sunday: On this day, Thais have a day off, they may simply disappear and not respond to your calls. This is especially true in the low season.

Probability of finding housing on your own depending on the season. I am sharing my personal experience.

  • Peak season from December 15 to January 15: very low. During the peak season, it is almost impossible to find housing; what was left was rejected by dozens of people and they had reasons for this. Therefore, it is better to use agents to book accommodation.
  • High season November 1-December 14, January 16-April 30, July 1-September 15 – average. During the high season, it is possible to find accommodation, but with difficulty. Allow at least 3 days.
  • Low season: May 1 - June 30, September 16 - October 30. High. At this time, there is noticeably more available housing, so you can find something suitable for yourself. The search will take 1-2 days.

Housing found in the high season will be inferior in quality to housing found in the low season.

What kind of housing is always difficult to find:

  • Houses with kitchen near the sea.
  • 2 bedroom house within walking distance to the sea within 20-30 thousand baht. This is especially true for Lamai.
  • House with a fenced area.
  • House with high speed internet. Every year there are more and more housing with good Internet, so maybe in a few years it will be possible to remove this item.
  • A house located far away from others.
  • House with bath
  • With sea views.

These requirements greatly reduce the likelihood of finding housing. If you need a house with a fenced area, with a view of the sea, next to the sea and standing separately from others, then perhaps it is still better for you to contact agents.
